House rules
Our home is a high-end property in a residential community and, although this is a holiday destination, there are neighbors that live here. As such we ask that you respect their privacy and their right to a peaceful existence. We pride ourselves on being good neighbors and ask that you treat the home and our neighbors as you would your own.
By following these guidelines, you will ensure that your home stays in great condition for those who follow and that we uphold our values and our promise to our neighbors.
We strictly enforce the following rules:
- no smoking, including vape*
- no parties
- no pets
- reduced noise level after 10 p.m. specially in outdoor spaces
- no guests not named in the reservation
- no drug use, including marijuana
- no alcohol consumption by guests under 18
- no fireworks/hazardous materials
*A note about smoking: If you choose to smoke outside we ask that you respect our neighbors and not smoke near any residences. Furthermore, do not dispose of cigarette butts outside (including on the street, sidewalk or grassy medians).
We kindly ask that all furniture, art and accessories (unless otherwise explicitly mentioned) in the home remain here, to allow for the next wonderful guests to enjoy as much as you did. If any equipment or decor is missing, furniture or the house is damaged, there is the cost of replacement and repairs plus a $500 USD service fee.
Infants and toddlers are welcome! Just note that our home is not baby or child-proof.
We are required to collect full names of each guest so that they can be recorded with the community security gates to allow access. We will be in contact with you a few days before your stay to get those names if you have not provided them already. The security gate might require to see photo IDs as well. You will be provided with a windshield tag that will get you access into Ciudad Mayakoba. We ask you that you leave the tag inside the house before you leave. The replacement cost for the tag in case of loss or failing to leave it at your departure is $50 USD.
Our pool guy, Wilberto, comes through the service door three times per week to keep our pool in top shape. On average it takes him about 20 minutes to service the pool. He has a key to the service door so you do not need to be around.
Our gardner, Saul, also visits the property 2-3 times per week to water the plants and take care of any vegetation that needs it.

If you have time, please throw the trash in the container located outside the house
Safety considerations
- Pool without a gate or lock
- The community features a private Cenote that is swim-able and where you can enjoy the crystal clear refreshing waters fed by underground streams. There is no life guard and it is swim at your own risk
- The community features a children's park that is a very close by. Little ones will find a playground with swings, slides, and much more
Safety devices
- We have a security camera that faces the street that monitors activity in and around the main entrance.
- There are CO alarms on every floor.
- There are smoke alarms on every floor.
